Mobile Home Pads in Bastrop, LA

Mobile Home Pads · Bastrop, LA

Raised, compacted dirt pads for single and double wides

A mobile home pad is the raised dirt pad a single wide or double wide sits on. Dupree's Dirt and Excavation builds it from select fill compacted in lifts, then slopes the edges to shed water. The plastic or concrete pier pads under the blocking go on top of it later, placed by the installer.

We are based in Bastrop and build mobile home pads across northeast Louisiana, from Minden to Tallulah. Our excavator and skid steer move the dirt, and our dump truck hauls the fill. Building for a house, a shop, a garage or a barn instead? That pad is part of our house pad and site prep work.

What We Handle

  • Raised dirt pads for single wide and double wide mobile homes
  • Home sites cleared, with stumps and root balls dug out
  • Topsoil and roots stripped down to firm ground before fill goes in
  • Select fill hauled in by the load in our dump truck
  • Fill placed and compacted in lifts up to the planned height
  • A flat top sized off the home, with the edges sloped to shed water
  • A gravel drive cut in so the delivery truck can reach the pad
  • Old mobile homes torn down and hauled off before the new pad goes in

Why does a mobile home in northeast Louisiana sit on a raised pad?

Wet ground is the main reason. Perry clay is the biggest soil in Morehouse Parish, and the soil survey rates it poorly drained. Water moves through it very slowly, so rain stands on flat ground. Hebert soils, the second biggest, hold a water table 1.5 to 3 feet down from December through April.

Bastrop gets about 58 inches of rain in a normal year. A pad of compacted fill lifts the home up out of that wet ground. Federal installation standards ask for drainage that keeps water from building up under the home.

Parishes in the federal flood insurance program adopt rules for mapped AE and AH flood zones. A mobile home there, outside a park, must have its lowest floor at or above the base flood elevation. The home must be anchored as well. A taller compacted pad is one common way to get the home up there.

How mobile home pad preparation works on your lot

Louisiana's installation standards put proper site preparation on the landowner, and that is where we come in. The installer works to a federal standard, and we build the pad so the site can meet it. That standard wants grass, roots, twigs and wood scraps removed where the footings go. So we strip the topsoil and roots down to firm ground first.

Then the select fill comes in, hauled by the load in our dump truck. It goes down in lifts, and each lift is compacted before the next one. Under that standard, fill beneath the foundation must be compacted to at least 90 percent of its maximum relative density.

We build the top flat under the home and size it off the home's footprint. Around it we leave working room for the setup crew, and the ground slopes away so rain runs off. The standard wants that fall at least a half inch per foot for the first ten feet.

How do you prepare land for a mobile home?

Most rural home sites need land clearing before the pad goes in. We push and pull the brush and trees with the excavator and dig out the stumps and root balls. Debris gets hauled off in our dump truck or stacked where you want it. Louisiana 811 gets called before we dig.

The delivery truck needs a firm way in to the pad. We cut in a gravel drive from the road, wide enough for that truck. Soft, wet clay can bog it down. Spring is Bastrop's wettest season and fall its driest, so plan the dirt work around the weather.

Replacing an old mobile home starts with tearing out the old one. We take it down with the excavator and grapple and haul it off in our dump truck. Then soft spots in the old pad get dug out, and fresh fill brings it back to height.

FAQ

Mobile Home Pads Questions, Answered

Common questions about mobile home pads across Bastrop, Monroe and about 60 miles around. If yours is not here, call and ask.

Call (318) 614-2073

Do you set up the mobile home on the pad?
No, the installer or the dealer's setup crew sets, levels, blocks and anchors the home. Concrete runners or footers come from a concrete contractor. Utility hookups, septic, skirting and moving the home belong to other trades. We build the dirt pad and the drive they all work from.
How high does a mobile home pad need to be?
Each lot sets its own height. In a mapped flood zone, a surveyor or the parish floodplain office gives you the floor height to reach. Outside a flood zone, low and wet ground takes a taller pad than high, dry ground. This is general information, not legal advice, so check your lot before the pad goes in.
How big should the pad be for a single wide or a double wide?
The pad is sized off the home's footprint. We start from the home's length and width, then add working room around it and the sloped edges. Get the home's size from your dealer before we look at the site.
When should the pad go in?
Before the home is delivered. Delivery day needs a finished pad and a firm drive. Give us the home's size and the delivery date, and we plan the dirt work around it. Wet weather can push dirt work back, so leave room in the schedule.
Do I need a permit to put a mobile home on my land?
Check with the town or the parish before the pad goes in. Inside the Bastrop city limits, the city's building code department handles mobile home permits. Outside the towns in Ouachita Parish, the parish permit office lists its own requirements for one. That office can also tell you if your lot sits in a flood zone.
What does a mobile home pad cost?
Most of the price comes from the pad's size and height, which set how much fill gets hauled in. Haul distance counts, and so does any clearing or an old home to take out first. Our house pad cost guide covers the market numbers and the fill math. We look at the site before we price it, and the estimate is free: call (318) 614-2073.
